PURPOSE OF THE POSITION  

 

To oversee and drive the overall operations, commercial performance, and strategic direction of the managed properties. The General Manager plays a key role in maximizing tenant satisfaction and rental income while safeguarding the long-term value of the assets. This position manages leasing, operations, customer experience, and facilities services, including security and cleaning, to ensure smooth daily operations aligned with business objectives. It also involves building and maintaining strong relationships with tenants, service providers, and community stakeholders.

 

 

QUALIFICATIONS & EXPERIENCE

 

  • Bachelor’s degree in Business Administration, Property Management, Real Estate, Finance, or a related field.
  • A minimum of 8-10 years’ experience in a management environment, specialising in commercial real estate or property management.
  • Knowledge of building systems, maintenance procedures, lease negotiations and compliance regulations.
  • Experience managing large-scale retail environments or mixed-use developments.
  • Computer literate (MS Office)

 

 

KEY ACCOUNTABILITIES

 

  • Develop strategic Management Plans for assigned assets, secure alignment with key stakeholders, and ensure their successful implementation to enhance operational performance and sustain long-term asset value.
  • Oversee facility maintenance, upgrades, and refurbishments in line with operational budgets, management plans, and service agreements.
  • Drive process optimization and system enhancements to improve the efficiency and performance of managed properties.
  • Manage parking operations in collaboration with external service providers to ensure effective and customer-friendly services.
  • Lead competitive procurement processes and prepare Service Level Agreements to uphold high standards of service delivery.
  • Review and interpret financial reports to assess building performance, including occupancy trends, lease expirations, rent-to-turnover ratios, and tenant metrics.
  • Manage financial performance by developing budgets, controlling expenses, boosting rental income, and achieving profitability targets.
  • Present monthly financial reports to property owners’ representatives, ensuring alignment with management service agreements.
  • Proactively oversee lease renewals to avoid vacancies and maintain unoccupied units in a clean, market-ready condition.
  • Foster strong tenant relationships by delivering prompt communication, excellent customer service, and proactive issue resolution.
  • Ensure tenant compliance with lease terms and enforce established center policies and regulations.
  • Design and implement a tenant retention strategy focused on long-term engagement, satisfaction, and portfolio stability.
  • Advise the Managing Director on new growth prospects within key market sectors and identify high-potential land and property investment opportunities aligned with the organization’s strategic goals.
  • Maintain thorough knowledge of relevant property laws, regulations, and industry standards.
